Opening Up Your Southwest Florida Home for the Season

There's a particular moment every returning seasonal resident knows: the door opens, the warm still air rolls out, and the house smells like it has been holding its breath since April. Nothing is wrong — it's just what a closed home in a humid climate does.

Working through arrival in the right order makes the difference between a comfortable first evening and three days of chores. Here's the sequence that works.

1. Air and cooling first

Before you unpack anything, get air moving. Turn the air conditioning down to a normal living temperature and let it run — it needs time to pull months of moisture back out of the drywall, upholstery and cabinetry. Open a few windows briefly if the outside air is drier than inside, then close them and let the system do its work.

Check the condensate line and the drain pan while you're at it, and replace the filter. A filter that sat all summer is doing very little.

2. Water lines and fixtures

If the main was shut off, open it slowly and then run every fixture — sinks, tubs, showers, outside spigots — until the water runs clear and stops sputtering. Flush every toilet several times. Fill and drain sink traps and floor drains you don't normally use; dry traps are a common source of sewer odor in seasonal homes.

Run the dishwasher empty on a hot cycle and start a rinse cycle in the washing machine before you wash actual clothes.

3. Appliances and the kitchen

• Wipe the refrigerator interior before restocking, including the door gasket.
• Discard anything left in the pantry that pests could reach, and check the corners of low cabinets.
• Run the ice maker for a full cycle and throw the first batch away.
• Wipe cabinet exteriors — humid dust settles into a film that hides on light finishes.

4. Linens, soft goods and closets

Everything fabric absorbs the room it slept in. Wash bedding and towels even if they went away clean, and open closets so air can circulate. If you covered furniture, take the covers outside before shaking them out rather than doing it in the living room.

5. Pests, lanai and outdoor spaces

Look for evidence rather than assuming: window sills, garage corners, under sinks, and the lanai screen line. Sweep the lanai and rinse the slider track — that's where the summer's pollen and grit collect, and it comes straight indoors on the first day you prop the door open. Check the pool cage screens and clear plant debris from the deck.

6. Safety items people forget

• Test smoke and carbon-monoxide alarms and replace batteries.
• Reset clocks and irrigation timers.
• Confirm the water heater is on and up to temperature.
• Check that hurricane shutters or panels are stored where you can reach them again.
